Air Duct Cleaning in Shawnee, KS

air duct cleaning in Shawnee, KS

Why do two Shawnee houses need such different duct work?

Because the city was built in two waves. In the older eastern section near Shawnee Mission Parkway, you get 1960s-70s ranches. Those run a galvanized trunk down the basement with round branch pipe off the sides, feeding floor registers. Floor registers are open drains. Crumbs, pet hair, vacuum fluff, a stray pencil. It all lands in the boot and stays there.

Go west toward K-7 and the Shawnee Mission Park area and the story changes. Homes from the 1990s-2010s use attic flex with second-story zones. Flex sags between straps, and dust settles in the low loops. A torn inner liner cannot be brushed clean. That run gets replaced, and we say so instead of scrubbing shredded liner.

Trees drive a lot of this. Near Mill Creek Streamway and the wooded lots, tree pollen and cottonwood fluff arrive every spring. Fall adds leaf dust off the same ground. Returns load faster than people expect.

Walkout and daylight basements on the hilly west side stratify. The lower level stays cool, supply runs stay cold, and condensation forms on bare metal. Look for rust streaks or damp fiber along the trunk. That is an insulation and airflow issue first.

Frequently Asked Questions

My house is one of the older ranches east of here, near Shawnee Mission Parkway — does duct cleaning even work on that kind of system?

It works well, and honestly those are the systems that need it most. The 1960s and '70s ranches around the older east side typically run a galvanized trunk line through the basement with round branch pipe feeding floor registers upstairs. Floor registers are open holes in the floor, so decades of dust, crumbs, pet hair, dropped items and vacuum debris fall straight in and settle in the low spots of the branch runs. We pull from the trunk and work each branch back, and we open the floor registers individually rather than just pushing air at them. Galvanized is sturdy and takes brushing fine, though we check older seams and tape before we put pressure in the line.

Why does my lower-level supply duct sweat in the summer?

That's common in the walkout and daylight basements on the hilly west side of Shawnee. The lower level sits cooler than the rest of the house, air stratifies, and cold supply air moving through a duct in that humid lower-level air condenses right on the metal or the flex jacket. Over time that dampness holds dust against the inside of the run and can start to smell musty. Cleaning removes the debris, but it won't stop the condensation by itself — we'll point out where insulation or a vapor jacket has been damaged or never installed, and whether the basement humidity itself is the real issue. We'd rather tell you that than clean the same duct again next year.
