Does sanitizing actually fix a musty duct smell?

Sometimes. Often the odor never came from the duct walls. In humid July and August the cold-side evaporator coil and the plenum interior stay wet. Biofilm forms on the coil face and in the drain pan. Fog the branches and the smell is back in a week. The coil gets looked at first. Sanitizing follows cleaning. It is not a substitute for it. Antimicrobial sprayed over loose silt is wasted product.

Surface decides the method. Bare galvanized trunk in a basement ceiling takes an EPA-registered product cleanly, same with pre-1985 round pipe and crimped takeoffs. Panned floor-joist returns are a different animal. That is raw joist bay, subfloor, and whatever insulation fiber fell in. Porous wood absorbs product and keeps the odor. Those bays are better sealed or lined than fogged.

Attic flex has a limit too. R-6 and R-8 runs bake up there, and the inner liner is thin film. Harsh chemistry and aggressive agitation tear it. Sagging or crushed flex gets reported, not treated.

Register count and coil access drive the price. So does a crawlspace run over exposed soil. Wicking moisture keeps feeding growth. A ground vapor barrier beats any fogger.
